Buzz Talk with Brian Brown [INTERVIEW]

The hive is alive with the sound of… conversation. Maybe that doesn’t have the same ring to it as “music”, but this is definitely a conversation you’ll want to listen in on.

This week we’re buzzing with Brian Brown, Vice President at Lifetime Developments. The developer has been at the helm of some of Toronto’s most acclaimed projects. And, with three uber-successful project launches, 2011 has been a very good year for the company.

The marketing for Karma Condos, The Bond and The Yorkville has been unique and creative so, of course, we were excited to speak with Brian about how these interesting campaigns came to life and all the secrets of successful, envelope-pushing marketing.

BBH: How did you get started in the marketing industry?

BB: Immediately out of university, I interned at a boutique Branding and Communication firm called Ove Design. My first task was to put together a rationale on why they should spend the money to create their first Web site.


At the time, I was given one of the only computers in the office and was asked to share the dial-up modem with another person. I ended up staying with the firm for over 10 years. I helped them establish their Web Design department and moved up the ranks to a Managing Director position.

I left the firm for two years in 2000 to join Sun Life Financial as its Branding and Communications Director as they demutualized and rebranded their organization on a worldwide basis. It was an amazing experience that provided me the opportunity to travel to their international operations, learn about the different cultures and gave me a taste for what working in a large multinational organization was like.
BBH: What brought you to Lifetime Developments?
BB: As happy as I was at Ove, I was looking for a change and a new opportunity. I was intrigued by the development industry, not just from a marketing and communications standpoint, but also from a business standpoint as well. It was very clear that the industry was on the verge of a boom and that there was tremendous opportunity for Lifetime Developments. At the time I joined, Lifetime was in the process of transitioning from a lesser known low-rise developer, then known as Lifetime Homes, to a major player in the high-rise development industry.
My first year at Lifetime exposed to me to number of their different operations including Customer Care for a subdivision in Bolton. It was the perfect opportunity for me to learn the business from the ground up. Today I’m involved in all facets of the company from site acquisition to marketing to the point of construction.
BBH: We loved the “Design an Ad for The Bond” contest and even submitted one ourselves. How did this contest come to fruition?
BB: We were in a boardroom with our marketing firm, Montana Steele, as they presented a variety of names and design concepts to us. Their creative campaign for The Bond was very strong and we immediately decided that we would push forward with it. As we talked about the name, we started brainstorming on how to take the campaign to the next level and beyond static traditional media.
Social Marketing has become a strong focus for our firm lately and we decided that an online contest would be a perfect way to engage the community and connect with our young, urban, Internet-savvy target market. The contest was a great success. We received over 21 submissions, and the creative for some of the concepts was extremely impressive and refined.
BBH: Tell us a bit more about Karma Condos and the charitable donation initiative. What came first, the charity idea or the condo name?
BB: The name and the charity idea were presented to us at the same time. When we first started working with Blackjet on this project, they met with both Lifetime and CentreCourt individually and asked us both to describe our organizations and the project. What was consistent from both our firms was our desire to act socially responsibly, to not treat a project as simply a project and to make sure that each of our developments adds tremendous value to the neighbourhood where it is built.
Karma captured this. It’s about sharing good Karma and that one person’s efforts to do good should translate into many more people trying to do good. It’s a “pay it forward” concept. For every person that who visits our Karma Web site and registers, we donate $5 to one of three local charities (Ronald McDonald House, Wellspring and Sketch). The Charity is chosen by the registrant, and they in turn are able to notify their Facebook friends that a donation was made by Karma on their behalf and encourage them to do the same.
Our website has generated over $10,000 for these charities so far! Taking this a step further, we have volunteered our time with these charities to assist them in a variety of ways. We have a number of other initiatives planned for the future, and we are very proud of how successful this project has been embraced by the community.
BBH: These are some pretty creative ideas, but how do you ensure they will be successful? What’s the secret to envelope pushing creative marketing?
BB: We take our business very seriously, but at the same time, we really enjoy what we do. To me, that’s a big part of it. You have to be open to new ideas and new ways of doing things. We’ve also been very fortunate to work with some very creative people and agencies.
The secret to pushing the envelope with creative marketing is to be open to trying different things, to look beyond our borders and our industry for new ideas and concepts and to be willing to fail on occasion because not every idea is, unfortunately, a winner. Looking back, we have definitely tried a few things that have not worked in our favour and many that have but ultimately we have learned a great deal from all of our efforts.
BBH: Any exciting new projects on the horizon that you can share with us? Hints are always appreciated.
BB: We are working on another project with a partner that we are hoping to launch early next year. I’m really excited about this development. Our last project with this partner was a great success and we have pulled together a topnotch team once again. The location for this development is also very exciting.
BBH: What was the best or worst day job you ever had before beginning your career?
BB: I worked at a party supply store when I was still in high school. I remember one day being asked to get dressed up in a medieval peasant costume, and I had to stand near the corner of Dufferin and Sheppard to promote the store as people walked and drove by. It was one of my more embarrassing moments.

BBH: Dedicated Blackberry user? Or ardent iPhone supporter?
BB: I have been a dedicated Blackberry user and believer for years. But lately, my experience with both my device and the stock has not been a pleasant one. I’m seriously considering buying an iPhone the next time I need to replace my phone.

Well how ’bout that! US home prices are up in half of major cities

Here’s a bit of good news for our friends south of the border. US home prices rose in August in half of the country’s major cities, signaling that prices are stabilizing in hard hit areas.

Released on Tuesday, the Standard and Poor’s/Case Schiller index showed that prices increased in August from July in ten of the twenty cities measured.
The biggest price increases occurred in Chicago, Detroit and Washington while the greatest declines happened in Atlanta and Los Angeles.
It’s not all roses though, this is what the Globe and Mail had to say about the findings of the report:

“Home prices have stabilized in coastal cities over the past six months, helped by a rush of spring buyers and investors. But this year, home prices in many cities, including Cleveland, Detroit, Las Vegas, Phoenix and Tampa, have reached their lowest points since the housing bust more than four years ago.”

Yikes! So as usual it seems to be a bit of good news along with a healthy dose of doom and gloom. Hang in there America!

Puzzled by all the talk of S and P this and Case-Schiller that? Here’s a quick summary of what the index measures:

“The S and P/Case-Shiller Home Price Indices are the leading measures for the US residential housing market, tracking changes in the value of residential real estate both nationally as well as in 20 metropolitan regions.”

The good times and good deals keep rolling through the Fall at Horseshoe Copeland House

Electric feel: Toronto condos preparing for the advent of the electric car

This might come as a shock to you, but some say electric vehicles will take over half the road by 2030.

In fact, according to Lewis Poplak, VP of development and construction at Triangle West Development, electric vehicles may “eclipse combustion vehicles once the technology improves and becomes more affordable.”

Well that’s some electrifying news!

In a weekend story in the National Post, Poplak spoke about the integration of parking spots with electrical outlets and meters into Triangle West’s ART Condos development. Poplak anticipated that it would only be a matter of time before electric cars would be commercially available, so creating parking spots with outlets and meters and ensuring that the electrical capacity would be sufficient made sense.


Several other Toronto developments have been anticipating the advent of the commercially available electric car. Also mentioned in the Post article is Market Wharf by Context, where 20 per cent of overall parking space has been committed to electric vehicles.

According to Craig Taylor, Context’s director of design and marketing, they’re “holding back the EV outlet roughed in spaces until the end of assignment process.”

This is because there’s no way of predicting who will own an EV, a potential problem those who are trying to accommodate EVs in condos may run into. However, it shouldn’t be too difficult, as Taylor says, “if you plan up-front and provide separate meters.”   

The AvenDale by Minto is another awesome Toronto development where underground parking spots will come equipped with a rough-in for car plug-ins. Seems like more people are catching electric fever everyday (does that sound bad ass or what?)

And since we happen to think EVs are super rad, here’s a quick fact sheet about electric vehicles:

  • At half a cent per kilometre, EVs are cheaper to run than having to pay 6 cents per kilometre for gas
  • The carbon footprint is super low because an electric motor transfers up to 95 per cent of its chemical energy into torque
  • EVs can accelerate quickly too! That’s why Audi, BMW and Mercedes are introducing luxury models

Another classic condo ad jingle from the glorious 1980s [MP3]

You may remember a rather hilarious retro post we did last week about a condo ad from the 80s that we found on YouTube.
We thought it was pretty funny, especially the antiquated phone, fashion sense and cheesy jingle. What we didn’t expect was someone behind another classic 80s condo jingle, Toronto copywriter David Mills, to contact us about it!
According to David, his condo jingle hit the marketplace around the same time as the famous Paxton Place ad.

He had his composer buddy Asher Ayliffe email us the mp3 of the awesome 80s condo jingle that he wrote lyrics for. Here’s what he had to say about it:

“We were doing some GREAT broadcast work back then too, as per the attached jingle.
The project was Market Square (at Front and Church) and the builder was Ronto. I was the writer for what was then Ayliffe and Elias, and we wrote/produced this original spot with composer Asher Ettinger of Asher Music back in 1983.

“I Want To Live” was the first radio spot I ever did where we had three dozen musicians on the studio floor at one time (back in those “pre-synthesizer” days). The band was comprised of the Boss Brass plus a string section of TSO players, and included at least half a dozen Order Of Canada recipients like Moe Koffman and Terry Clarke. Special kudos go to Jeri Craden, the vocalist, who went on to include the jingle in her regular repertoire as a nightclub singer.
Back then the THBA’s SAM awards had just instituted the “Best Radio” award and this jingle copped the trophy that year, with everyone in attendance singing along when it was played over the PA.
Our job was to create an association between the Market Square’s location and its proximity to the theatre district. Even though its Liza Minelli vibe is a little old school, I still get a shiver when I listen to it almost 30 years later!

“I Want To Live” was so popular that a sequel was produced (“Goodbye Suburban Blues”) utilizing the same singer and players.”

Sneak preview of The Carlaw! Coming soon to one of Toronto’s most critically acclaimed neighbourhoods

Leslieville is one of those historic Toronto neighbourhoods that is an amazing place to live, dine and shop in, but seems chronically under-appreciated.

Despite the fact that it’s incredibly accessible and is home to Toronto’s Film District, it often gets overlooked when it comes to listing “go-to” areas.

But all of this is changing. Leslieville can definitely boast that it’s one of Toronto’s up-and-coming ‘hoods with many awesome new developments popping up to rejuvenate the historic east-end area.

One of the developments leading the change is The Carlaw, a 12 storey project by Streetcar Development and Dundee Realty.

With Dundas and Queen streetcars nearby and the Don Valley Parkway and Gardiner Expressway only a stone’s throw away, future Carlaw residents will be living in a veritable transport hub. But it’s a transport hub with one notable absence: the uncomfortable hustle and bustle. Leslieville has a relaxed atmosphere that is characteristic of many historic Toronto neighbourhoods.

Of course, you’d be wrong to think “relaxed” is synonymous with “nothing happening.” Leslieville boasts an awesome nightlife and many notable entertainment venues along Queen. The food’s good too! The Brick Street Bakery, Bobette and Belle artisanal pastries and the Te Aro coffee shop are all within strolling distance from The Carlaw.

If pub fare is your idea of fine dining then you’ve got the Ceili Cottage almost at your doorstep and if you’re in the mood for something a little classier (no offense, pub folks) then Queen Margherita Pizza is a perfect venue for enjoying some Italian cuisine.

The folks at The Carlaw sent us over a few pro pics of the neighbourhood that we thought we should share to give you a sense of what’s going on down in ol’ Leslieville (and Riverside!).

Not much opera goes on here. The Opera House is one of Toronto’s most popular rock concert venues.

2011 Fall Colours: Sensible and spirited!

all is already here! Where did the summer go?? I’m sure many of you miss the hot sunny days and warm evenings with late sunsets. The good news is that this fall has great colors trends to enjoy!


Each season, Pantone surveys the designers of New York Fashion Week to identify the most directional colors. Pantone fashion color report fall 2011 comes in handy when looking for latest color trends to inspire you when decorating your condo. Interestingly put together, the report is divided into women’s colors and men’s colors.

I’ve been saying this all along… “you don’t know what colors to choose for your space? take a look in your closet!”
I noticed that this fall colors are somewhat very similar with last year’s trends ( with few tones variations). To me, it’s not so much about the trends as it is about using your favourite colors and creating a timeless design for your space, however being current in how your dress and how you live is one of my interests :)


So ladies, the image to the right has your colors…and gentlemen, the image to the left has more colors than you expect :)

…it looks like honeysuckle and orchid hush are not for you :) but I can certainly see ‘raspberry wine and cadet’ being used in both feminine and masculine spaces. It all depends where does the color go and how much of it are you using?


Just so you have an idea of how fashion designers came up with the color trends. ‘Taking cues from the great masters, sepia tones of old Hollywood, Chinese opera, cityscapes and countryside, designers are paying close attention to texture, contrast and color for fall 2011 – pairing menswear with feminine twists, warm prints with cool metals, incorporating both old and new influences, and creating an intriguing balance between colors.

Much like a painter’s masterpiece, there is a certain romance to this season’s palette.


Each color has been described by different designers. I want to talk about some of my favorite designs and show you different ways you could translate a ‘fashion look’ into an ‘interior décor look’.

1. Bamboo- ‘a surprising fall hue, brings a warm, exotic flavor to the season. Like a filtered sunset on the waning days of fall, Bamboo is a standout yellow with a subtle green undertone.’ I personally never go wrong when choosing something designed by Kenneth Cole. As described by him: ‘prominent colors: Layers of spicy colors including Terracotta, Red Apple, Fire Orange and Saffron signature color. Saffron Yellow — it is our standout color of the season”.

This is one of my favorite colors and after all…it is our buzzbuzz color! :) How would I design with this color? With bright yellow tones you can either have a very bold approach or you sprinkle the color in form of accents throughout the room/space like in the Andels Hotel in Berlin. 

Color Yellow is meant to be bold and powerful, to add zest to a mix of neutral color tones. Think of using this color either in accent furniture, accessories and depending on how strong the color tone is, you can make yellow stand out in every small or large condo space.
Haymarket Hotel in Londonis a great example of how yellow tones are so easy to incorporate in a monochromatic space.

And if you’re up for a bold approach, Viceroy Hotel in Santa Monica is a superb example of a true infusion of color yellow.

2. Emberglow. Peter Som’s inspiration was “Menswear fabrics with a feminine twist — this collection is about everyday elegance”. I have to say that this is a color tone I underestimated in the past. The coral tone works well with dark rich tones of brown, dark charcoal grays and even with white when the two are paired in the right proportion.

This color’s softness allow you to use it as much or as little as you like. If you have a small space designed with mostly neutral colors (especially deep tones), even a splash of coral like throw pillows and artwork, could make a big difference.

3. Honeysuckle- the color of 2011! It has been used quite a bit lately with tones variations from lighter to richer, almost close to fuchsia and purples. Again, as it could be quite a strong color on the eye, perhaps it is best to be kept as visual accents like having an oversized upholstered headboard.

If you think of many condo spaces which are long and narrow, bringing this color throughout the length of the space would be for sure an easy way to make a statement.
 

As you can see in the image of May Fair Hotel in London, this color is not necessarily just for ultra modern spaces, in fact in works wonderful when creating more of an eclectic space. As it pairs really well with tones of taupe and even stone & wood textures, I would recommend to look at the space and think of accent chairs and accessories that could bring life into a neutral space.


4. Phlox. When working with tones of purple, not only you have the opportunity to create a “small space big drama” or a “large space with intense hues”, but you can also create strong focal points in key areas of your condo space. I love how the rooms of Hotel Stein in Salzburg have been decorated with matching bed throw and window coverings, very impactful!
When paired with rich, dark neutrals you can make a big statement, however this color tones can become quite interesting when paired with other colors within the same area, like in the Spicers Hotel (left image) or in this great penthouse at The Joule Hotel in Dallas.


5. Cedar. This is one of those colors you either love or you kind of avoid. For some reason this color never made it to one of my condo designs, but if I would have to use it I would mix it with a lot of white and contrasting dark greys/browns.

I find that green looks very fresh when paired with white, the level of the contrast depends on the exact tone of green. One of my favourite designs incorporating green in a very successful way is (again)  Viceroy Hotel in Santa Monica. It’s eclectic design approach was thought through and the level of detailing is impressive. The big design lesson here is that when using a bold color tone, create a playful and interesting background for it.

How do you do that? You combine neutral color tones and mix them in different patterns and textures. Try it with a corner in an area of your condo and create a grouping of few accessories, once you learn how to do it you can venture into large furniture items.


6. Deep teal. Cynthia Steffe by Shaun Kearney’s inspiration (left image): “Being in the country recently got me thinking about more exotic forms of nature — so for fall, solid colors are juxtaposed with unexpected animal skins, microscopic skin prints and distortedtakes on classic animal prints while Nanette Leporeinspiration (right image) is:” Celestial heights twinkling in soft focus from our view on terra firma — we are reacting to the effects of global warming with softer colors and lighter fabrics.”

Interesting to see how the same color could take on two completely different looks. The first one is definitely very deep and very dramatic, dark tones of teal could be quite powerful. From the same Viceroy hotel, this image of an outdoor seating area shows how deep the teal color especially when contrasting with white.


7. Coffee liqueur. Elie Tahari’s inspiration: “We are having a cinematic moment inspired by the old Hollywood cinema and Black and White films. This is also close to one of the colors he would add to the Pantone Fashion + Home Color System- A rich Dark Brown with cool undertones that I would name Vanilla Bean”.

We’ve seen a lot of brown in design- not sure how brown is a trend as to me it is a timeless and neutral color. However, I see interior spaces taking on an interesting approach of mixing different tones of brown with textures of polished metal surfaces or distressed wood.
Both The Brown Hotel in Tel Aviv (right image) and Templar Hotel in Toronto (left image)  are good examples of how brown can be timeless and yet look trendy every year.

 Color brown works really well with yellow as you can see in the lobby of The Brown Hotel as well as with white and blue (remember few years ago when this color combination was almost obsessive for many designers? :) like in the W hotel in Montreal.

8. Nougat Designers. MACKAGE talk about prominent colors- “All-time classics like Midnight Black and Bloody Merlot give adramatic effect; we also use earth tones such as Dusty Camel,Cognac and Neutral Taupe with Creamy White for a hint of brightness; Cool Spruce adds a strong accent to our collection.”


This color tone is a classic! Do you agree? While many designs tend to become “beige on beige with beige accents” and be too monotone, I have designed monochromatic & vibrant spaces by adding different textures especially by using wallpaper mixed with contemporary lights fixtures and/or contrasting furniture. 
Large scale patterns will help in stepping away from visual monotony.


9. Quarry. Victor de Souza inspiration comes from “ mixing of couture with men’s tailored fashion, the contrast of strength and softness”.
This color tone could also be used for either more masculine and feminine designs. 

When paired with white as the majority of ‘color’ in any room, it brings a very fresh appeal to the space and tends to look more feminine. This was one of the most requested color over the past two years by my private clients. 

However if you bring dark tones of charcoal & black and dramatic patterns, the design would go towards more of a masculine look like in one of the rooms of the Hotel Bassamo in Paris.


10. Orchide hush. This is again another color that didn’t make it yet in my condo design portfolio. It is a very soft color hue and it would definitely be a perfect color for a young girl’s room or a nursery. Used in different tones variations, it could be an easy to use color especially for spaces with a lot of black & white contrasting textures and patterns.


Crosby Hotel in New York is a great example of how just a bit of this color used in the pattern of ther upholstered headboard, bed throw pillows and the upholstered bench could literally change the look of the room. Think of replacing this color with any of the vibrant colors from above and you have a different look and feel of the space.




If you want to be constantly in tune with the latest color trends, look at your space right now and think of small changes you can make today to incorporate your favorite color of the year. It is not that difficult, and if you use the right approach you could end up with a space you will love so much that you won’t care if this year’s color will stay trendy or not. It’s all about how that color makes you feel in that space.

A glimpse of the eco-friendly office buildings of the future [PICS]

We’re feeling a little green this weekend. Not because of those oysters we ate last night or because we’re jealous. We’re green with environmental consciousness!

Today we’re taking a look at some awesome eco-buildings from around the world that are sporting some seriously sustainable technology.

You might have noticed the cactus-esque building pictured above. That’s the Minister of Municipal Affairs and Agriculture in Doha, Qatar and it just so happens that it’s super energy efficient (kinda like a cactus, right?).

The building was designed by Bangkok based architects Go Group, widely known for their sweet designs.

Next up is the world’s largest solar-powered office building. Situated in Dezhou, China the building is completely surrounded by solar cells that continuously generate energy. It measures in at 75,000 metres squared.

This building will house the City of Hamburg’s tourism office once it’s completed in 2013. Loving the colour and the fact that it will use solar power and geothermal heat!

This office building in Italy just took it to the next level. That’s basically the greenest looking building we’ve ever seen. No CO2 will be emitted from this awesome creation, it also features waste water collection, a geothermal plant, and ventilated walls.

False alarm! Halloween is next weekend.
It’s going to be a very spooky weekend! Ghouls and goblins and ghosts will be walking the streets, vampires will be knocking on your window, zombies will be on the prowl for brains…

Wait, what? Aw man, Halloween isn’t until next weekend?? How did we mess that up? Well, looks like we blew it on our special spooky Halloween weekend event listing.

It’s no secret that the BuzzBuzzHomies love infographics. We actually can’t even imagine how information was presented in an interesting way before the advent of these essential tools that are now being used by basically every newspaper, magazine, blog and website with the wherewithal to produce them.

We were thrilled today when we stumbled upon an infographic created by Mark McLean. Mark runs the Realty Lab blog and is an avid tweeter.
His infographic is a “dissection of a modern day Canadian realtor” and while we could explain what it’s all about with words, we think it’s time we let the infographic do the talking…

The education level is divvied up quite evenly and that’s interesting. It just shows that there’s no sure path to becoming a realtor, people can make it work whether they’re coming straight out of high school or fresh out of college.

Also, as an office full of younger folks, we somewhat object to the characterization of the 21-30 age bracket. Apes? Us twenty-somethings have feelings too, y’know!

Gotta love that 28.5 per cent. So versatile!

Hey Yellowknife, what’s going on? So there’s about 18,700 people living in Yellowknife and if there’s 1429 people per agent that means there’s about 13 agents up there. Wonder if they have weekly meetings…
