Today we’re buzzing with David Wex, a partner at Urban Capital Property Group. Torontonians are sure to recognize Urban Capital’s name as they’ve been in on the ground floor of some of the city’s most cutting edge projects (just take a look at River City Phase 1 and Phase 2). 

They were building in the King-Spadina area before it was hot and recognized the great potential of the West Donlands waterfront. We shoot the breeze with David about River City, the famous “Montreal phenomenon” and the virtues of being a lifelong Apple user.

BuzzBuzzHome: Where did you attend school before you got into the development industry?

David Wex: I went to U of T for computer science back in the early 80s. I did law after that.

BBH: How did you go from computer science and law to development?

DW: Well I was always interested in development and architecture. I practiced law for about a year at a big firm but then I left. It took me a couple years to get going, but I got involved with a project in the late 90s called Camden Lofts with Dundee Realty through someone I knew. It was about 50 units on Camden Street, in the King and Spadina area. It was done before the zoning was in place for residential down there. Read more

Quit complaining! Commuter pain in Toronto and Montreal is far from the worst in the world

It’s Monday morning and your commute is probably still fresh in your mind.

If you happen to be located in Toronto and Montreal, that commute could have been quite painful, but don’t try complaining about it to a Parisian or Muscovite and don’t even THINK of mentioning it to a Mexiqueño.

A study released this month conducted by IBM surveyed 8,042 commuters in 20 cities on six continents. The resulting report is known as the Commuter Pain Index, the fourth survey on this topic IBM has conducted in as many years.

The survey measured commuter pain based on ten issues including commuting time, time stuck in traffic, price of gas, and traffic as a deterrent to travel.

While Toronto and Montreal have the worst commutes in Canada, the survey found that commuter pain in these two cities is relatively light compared to other urban areas around the globe. Read more

Double take time! Prices for two-storey houses in Montreal jump more than any other Canadian city

It’s become very common for us to receive astounding news about the Vancouver housing market, especially regarding those high, high prices. It’s so common, in fact, that it’s beginning to become not-so-astounding.

“Housing prices have jumped again? That’s typical Vancouver,” we’ll say to each other (that’s a verbatim quote!).

So when we saw that the average price for two storey homes in Montreal had jumped more than any other city in Canada in the second quarter of 2011, we did a double take.

More like a triple or quadruple take!

Montreal has long been known for its affordable real estate, but according to a new RBC report, the city’s reputation for affordability may be starting to deteriorate. The price of a 1,500 square foot home rose 13.5 per cent to $377,200 year-over-year. That rate is higher than even Vancouver’s blazing hot market, where prices for the same type of house rose 9.7 per cent in the second quarter.
