Let’s hear it for Calgary! Condo sells for a record breaking $8.3 million

Calgary officially entered the big leagues today as word quickly spread that a luxury condo suite sold for a record $8.3 million.

Construction has yet to begin on The River, the 15 storey development that will house the 5,260 square foot, multi-million dollar suite. The super classy project is located, as its name would suggest, along the Elbow River which flows through the southern part of the city.

According to an article published in the Financial Post, “more than $30 million in real estate has been spoken for in the project, which includes 38 residences — 27 units in the tower and 11 town houses.” Read more

Did you know the band that wrote the famous “Working for the Weekend” song is Canadian? Loverboy, the 80s pop rock band, hail from Calgary and are currently making music out of Vancouver!

You can’t get more Canadian than that.

Why all this Loverboy talk? Well we’re thinking that our weekend development events listing needs a soundtrack — theme music, if you will — and we’re currently going through weekend-themed tunes trying to pick the best one. Who does more forecasting — TV weathermen or local real estate boards?

We’re inclined to say weather folks, seeing as they do it on the daily, but we’ve been seeing a lot of forecasting coming from places like the Toronto Real Estate Board and the Real Estate Board of Greater Vancouver lately. Why even today we saw a new forecast coming from the Calgary Real Estate Board!

While sometimes you don’t want to hear what the weatherpeople have to say (they have a tendency to rain on your parade), we’re really liking what the Calgary Real Estate Board is forecasting. Read more

First paving the way for the cultural rebirth of downtown Calgary

Artists have a knack for building communities in areas that will soon become prime real estate. Proof? SoHo in New York wasn’t an ideal place to live until the 70s when artists decided that the area would be their Lower Manhattan enclave. Development followed and SoHo is now one of NYC’s trendiest neighbourhoods.

Calgary’s East Village has been compared to SoHo and for good reason. A cultural resurgence led by artists and other creative types is underway and development is following like clockwork. The East Village is the future home to the new National Music Centre as well as First, the new condo project by FRAM, Slokker and Tricon. Read more

We’ve already introduced you to The Guardian, the new project by Hon Towers that, at 42 storeys, will soon be Calgary’s tallest residential tower. Now we think it’s high time that you really got know this tall, dark and handsome project.

Any objections? We didn’t think so…

One of the best ways to get to know any development is to have a look at the suite designs. According to the folks at The Guardian, when it came to design, they wanted to ensure that they produced an aesthetically awesome building while creating ultra-livable suites. Read more

Calgary Real Estate Board says residential market will turn corner in 2012

As demand increases for housing in the city, 2012 is poised to be the year Calgary’s residential real estate market turns the corner.

At least, that’s how Sana Stante, president of the Calgary Real Estate Board, sees it.

“I believe it’s imminent that we’ll start to see the result of all those economic indicators come to fruition and hit the ground, get traction this coming year. It’s got to happen,” said Stante in an interview at the end of 2011.

What are all those economic indicators he’s talking about? Well, there’s the increased net migration and the continued employment growth in both the city and the province. Those definitely don’t hurt! Read more

Last time we wrote about Jasper Gates, we zeroed in on the awesome Edmonton neighbourhood that surrounds the 20 home condo project.

The ‘hood will be getting a full makeover beginning in Spring 2012 that will see the city replacing roads, curbs, sidewalks and streetlights from 149th to 156th Street. There’s even a plan to build a new LRT station! Oh, and did we mention the easy access future residents will have to the extensive River Valley Trail System?

Yes, when it came to choosing a location for Jasper Gates, Beljan Developments made a great choice and it seems like the area will only be getting better over the next few years (and beyond!). Read more
