Giraffe Condos rejected by the OMB

Rejected because it’s a ‘cookie-cutter’ development…did anyone ELSE see the renderings?! Definitely NOT cookie-cutter… and, in an excellent location for intensification!



Toronto city council has won its latest battle to put the brakes on a proposed 27-storey condo development in the city’s west end.

The city has supported increased density in efforts to curb sprawl and make better use of limited land, but it has to be “smart density” says councillor Gord Perks, who has opposed the Giraffe condo tower in Parkdale-High Park ward for years.

The Ontario Municipal Board this week dismissed the Giraffe [map] developer’s appeal, all but quashing plans for the skyrise condominium building at the busy intersection of Dundas and Bloor.

    I think that sometimes you need to think outside the box, this design was reduced in height from 27 stories to 20 and I think that TAS should appeal the OMB decision with some further changes to their plan, the area is tied into the Transit system, across the street from Zip cars and Autoshare they should have sought to make the building almost entirely car fee like the City is considering approving on University a condo with 0 parking spaces. though I think the building should have ample Green P parking for revenue sharing and to assist with providing businesses in the area much needed parking,(since the city is bike crazy and plans designated bike lanes , which will eliminate parking) as well it would provide parking for people using the Go-Train and sometime soon the express train to the airport since there is currently no provisions being made for added parking due to the new Bloor stop for the Metrolinx Airport Electric trains.
    The corner of Bloor & Dundas West is a gateway to Roncesvalles, The Junction and Bloor West, the Crossways was and will always be a disaster of a building the Building on the southwest corner offers nothing of architectural merit and the High school does what it can with wood cutouts affixed to the building to try and add some flavour to the streetscape, however, finally a builder/developer with a forward thinking vision was about to make some bold changes that might have seen the are get a much needed facelift..and area resident and someone named Perks gets all caught up in fighting it on behalf of his contituents..honestly the area is drab, there are ways to deal with traffic issues and pedestrian access and egress that would have made for a much more lively face being added to the street.
    I am sorry that this failed but I do hope that TAS does man up and appeal with some innovative rethinking of the project.
